Sometimes we get in hot water with tenants because they expected something different than what actually happened. This can happen when someone new moves in and had certain expectations of what you would do for them. Other times it is a maintenance issue and they had hoped things might have gone differently.
So be careful what expectations you allow your tenants to assume. Many times implied promises carry as much weight as the stated promises they think you made. Watch what you say and how you say it. Re-state what you actually promised. Then be careful what implied promises you might have allowed to happen.
It is also a good idea to alert people on what can go wrong and what false expectations people might have had in the past… so you can prevent such misunderstandings from happening again. Then make sure to let the tenants know that they will be satisfied and how you will make them happy.
