			<content:encoded><![CDATA[<p><a href="http://us.storage-mart.com/new-york/brooklyn/atlantic-avenue" target="_blank"><strong>Prospect Heights storage</strong></a> was a place I knew about a long time ago.  There might be other storage places there too but I do not know.  I remember it for different reasons.  I was moving boxes of toys and train sets and stuffed animals.  I could not leave any toys behind.  They were my only friends at the time.  My real friends were left behind in a snowy storm in my hometown.  It snowed hard the day we left my friends and the truck and the roads were stressful for my father that day.  He would get angry when he felt stress.  Once we hit the open highway, he felt better.  All the planning and packing and wondering and the kids mad leaving their friends and a lot of stress occurred.</p>
<p>Moving is stressful.  Even for a little kid like me at the time.  I did not want to leave my friends.  I snuck away in the middle of the night.  We packed all night and I remember looking at the clock often.  Is it really four in the morning?  We have got to get this refrigerator on the truck somehow.  The entire family must push it up the ramp in the snow, onto the truck.  We have got to close the truck door and latch it in.  I hope we can pull it up when we get to the <a href="http://maps.google.com/maps/place?hl=en&amp;georestrict=input_srcid:49e2a5f0b3bae993" target="_blank"><strong>Prospect Heights storage</strong></a> place.  That would be embarrassing if we can not.  Nothing will fall out or move in the truck though.  There is no room to do that.  Every box is stuck so tightly, what can possibly move?  We packed everything in so tight a bug would not fit.  We were proud of ourselves and very tired.</p>
<p>We rested a bit that morning and took off in the wind and the snow.  We would land in <strong>Prospect Heights storage</strong> place days later, tired, stressed, dirty, and wanting just to eat and rest.  It is time though to unpack the truck now.  That would take almost all day again even though it is always faster unpacking than packing.  The door did open and nothing fell out.  That all was a long time ago.  My father and I bonded in the truck that two or three days.  We talked and listened to music and talk radio through very lousy speakers.  We even listened to rock and roll and discussed why the Doors were so good or Led Zeppelin.  I do not think we ever talked about anything that long again.  Prospect Heights storage brought two men together without even knowing it.  I pushed, pulled, dragged, and lifted everything from the truck in that storage parking lot a long time ago.  My Dad was proud of my effort and what the heck, who would not want to move to New   York as a kid?  New York had everything.  I could not wait once I was here.  Everything was behind me.  A brand new life was about to happen and I felt ready.  If I could empty a whole truck into a space where again, it all fit to the gills, I could flourish in New York.</p>

			<content:encoded><![CDATA[<p>This place may be the most exciting place in the world.  Of course, it depends on what turns a person on, and what that person likes, but Manhattan  New York is a place most people would say first as the most exciting place in the world without risking your body jumping off cliffs or something.  It might be the best place to take a walk too.  All day and all night people walk in Manhattan.  It beats trying to drive of course, but people walk here because it is the place to walk around.</p>
<p>Even a store like <a href="http://us.storage-mart.com/new-jersey/secaucus/flanagan-way" target="_blank"><strong>Manhattan storage</strong></a> or Storagemart storage facilities seem to fit in with everything else here.  Moreover, there is a lot in Manhattan.  Times Square is worldwide known and people all over the world would love a stroll down one of the most famous places in the world.  Stores are here and one can buy almost everything here.  People watching is a great past time here too.  Even watching people go in and out of <a href="http://maps.google.com/maps/place?hl=en&amp;georestrict=input_srcid:f88388e8f8c4f2b9" target="_blank"><strong>Manhattan storage</strong></a> places is interesting.  They are carrying boxes and hauling big time items down the road.</p>
<p>In addition, if you are hungry, you can eat all day in Manhattan.  Some of the best places to eat in the world are here so dig in and go for it.  One has to eat in Manhattan even if you feel everything is over priced.  Most people believe everything in New York is overpriced.  Walking around and looking at all the lights and things going on, one does get a sense of things as being money, money ,money.  A sandwich costs ten dollars.  I saw a fifty-dollar parking spot.</p>
<p>Rents are so high here only the very rich are here.  I think of Woody Allen and his movies of important people doing important things all day, but they seem rich with high paying jobs.  His movie called Manhattan is shot in black and white but shows the beauty of the city.  We know Woody loves New York like so many others do.  It is probably best to visit than live here unless you have money and energy.  I am not used to spending ten dollars for a sandwich, it did taste good, but sandwiches in my neck of the woods are not ten dollars.  I think I paid five dollars for a Subway sandwich last week.  It was not Manhattan though.</p>
<p>Look right there, I see more people going in and out of a <strong>Manhattan storage</strong> place.  Do all rich people have storage spaces in Manhattan?  Do rich people care how much a sandwich costs in Manhattan?  Tourists get sticker shock right away.  No thanks, I will walk if a cab costs that much.  What the heck, got to experience a New York cab ride even if it is only one mile or two.  Step on it.  Window-shopping is cool too here but for me people watching is the best outdoor activity here.  Will I come here again?  I need to see Hawaii, Rome, and other places too.  They say Rome is very expensive too.  It is very old too.  New   York seems very new.  You could argue new is more exciting than old.  It is crowded here too.  Is it crowded in Rome?  Not in August, I read once.</p>

			<content:encoded><![CDATA[<p>The average customer might stay a total of three months on average in a storage unit.  Three months without your stuff close to you.  That is a very long time for some people.  People love their stuff and that is why they get storage spaces.  We have lots of stuff to stuff in storage spaces.</p>
<p>There are all different size units in <a href="http://us.storage-mart.com/new-jersey/secaucus/flanagan-way" target="_blank"><strong>Secaucus storage</strong></a> facilities.  A unit is one storage space of various sizes.  Some are only two by two and can hold small items.  They can be rather cheap, or a little more, if rare and always on demand.  One can even rent office space in some storage places.  Some rent rather large spaces or tear down walls in between to make a larger space.  It can rent at good deals for the customer if they wheel and deal.  Some storage companies let the customer wheel and deal and good managers can rent units they need to rent and it becomes a win win situation.</p>

<p>Some storage companies try this method of letting managers make prices in some ways.  They can raise a unit on the spot or give good deals to rent the units they want to rent.  Nobody wants a ton of empty ten by ten feet units.  Make a deal and rent them.  Fill the place up and you have a very lucrative building.  It is great because a lot of people, especially in the past, ran and owned one small storage facility or a few.  They lived right on the property sometimes and saved rent.  Many sold to big companies later on and lived a pretty good retirement.  Nothing wrong with that.  Some owned their small little business twenty years or so.  They had maybe three hundred storage units to rent and could turn a profit every month.  There are still some out there, but we all know who the big companies are in the business even though we see very little commercials by them.  <strong>Secaucus storage</strong> areas probably have a few of them too.  They are called mom and pop stores because basically, they were run and owned by Mom and Pops.  The Mom usually ran the office and the pop fixed things on the outside.  He mowed and fixed gutters.  She did paper work.  Some of the men could not run the office without his wife being there.  Some learned, but the computer scared them.  Those that switched to computers anyway.  That was a time ago though and few exist now.  Mom and Pop are few now.</p>

			<content:encoded><![CDATA[<p>Springfield is the third largest city in Missouri in population behind St. Louis and Kansas   City.  It is way down south in the Ozarks and just minutes from the country capital of the world.  No not Nashville but Branson.  Branson is world wide known now with their own radio stations and millions of visitors every year.  Lamberts is a restaurant with lines of people sometimes waiting two hours to eat.  They throw hot homemade biscuits or rolls at you to catch then eat.  It is minutes from Branson and Springfield.</p>
<p><a href="http://us.storage-mart.com/missouri/springfield/east-florida" target="_blank"><strong>Springfield storage</strong></a> would like a bite of that I am sure too.  As the population grows, the need for storage grows too, and this city is growing because of its great location and all the great things to do down here.  Homes are cheap too.  The cost of living is very reasonable too.  We went roller-skating for two dollars.  We went bowling for ten dollars all night.  We caught rolls and ate them.  We saw acrobats and the Osmond brothers sing.  We rode go-carts, golfed, swam, and caught fish in Table  Rock Lake.  We drove through dense forests of trees that winded through Arkansas and the Ozarks.  Travel magazines call some of the highways down here some of the best and scenic roads to drive through especially in the fall when the trees change colors.</p>
<p>In winter, Branson lights up and Silver Dollar City amusement park becomes a marvel with literally millions of lights celebrating the Christmas season.  <a href="http://maps.google.com/maps/place?hl=en&amp;georestrict=input_srcid:89bc16f3b57832da" target="_blank"><strong>Springfield storage</strong></a> is important and a Missouri company from Columbia, Missouri called Storagemart has a facility down here in Springfield.  The traffic is getting busy and new stores and business is popping up all over.  There are Universities down here and many smaller schools too.  It is the Bible belt too down here, and many schools teach religion and graduate young preachers and pastors to go out in the world and pray.  <strong>Springfield storage</strong> helps these fine schools with discounts and coupons.  A storage facility is defiantly part of the community in many ways.  A lot of the community comes through their doors and puts their valuable possessions in here.  The manger does the best job he or she can to protect those valuables and build good relationships with all its customers.  Springfield storage is modern, clean, and safe.  It is surrounding by many businesses, churches, and schools.  It is part of the community.  Some managers will live right on the property of the storage facility.  An apartment or even a house may have been built on the property the same time they built the storage buildings.  This used to be common in the past, but newer places do not do this as much, as the entire industry changes.</p>
<p>Things have really changed in this industry over the years as dark old ugly storage buildings have been replaced by well-lighted, modern buildings.  Those old buildings were scary, ugly, dirty, and creepy to be alone in at night.  Now the hallways are lit up, lights are all over the outside of the buildings and managers are more alert and professional.  It is much safer today to store anything you need to store except people, animals, and guns to name a few.  So go visit Springfield and if you move there, go to Storagemart.</p>

			<content:encoded><![CDATA[<p>The last person wanting a storage unit, she was looking to find a place to store her personal belongings before the end of the month. She lives in a small one bedroom apartment in Manhattan and was moving in with a girlfriend that lived in a brownstone apartment in the Bronx. Devastated and in tears, she described how she lost her job that week and her boyfriend of three years just moved out. The lease was up in two weeks. She was reminded that she was lucky to have a friend who was there for her, being a true friend. The most trying times present an opportunity for your real friends to treat you the way they would want to be treated. She was also reminded that she was looking for a job when she found the last one, and now she has the opportunity to find a better one for herself. While she was searching online for management properties in the Bronx, she was showing strength of character in taking the first step to organize herself.</p>
<p>She found out that there are a lot of management properties offering storage, and so many specials it was mind boggling. She did a search by zip code and narrowed down some of the management properties to check out. Then she made a list of management properties that featured high tech security and protection coverage. Then she telephoned to talk to some of the management properties to verify her guess that a five foot by fifteen foot storage unit would work for her. She was going to store everything except a good portion of her spring and summer wardrobe and toiletries. Because she had never stored before, she found out the climate controlled unit that was available at many of the management properties would work best for her, as designer clothes, including leather coats fair much better in a unit that maintains a controlled temperature. So no matter what season it is, the storage unit will stay within a few degrees of 70. The protection plan was also a must item to include in the month to month agreement. Why chance not getting compensated should a fire, theft or water main break at the facility, it was less than ten dollars a month?&nbsp;She really did not want to risk losing anything else in her life. The way her luck was going, she was not about to tempt fate.</p>
<p>She figured that it was cheaper to rent a storage unit to keep her belongings safe while she got herself emotionally and financially back on her feet. Self-preservation rules during times pre-empting dramatic life style changes. She had enough money that she could afford to pre-pay for six months. In fact pre-paying turned out to be an incentive also, as the facility offered her another month of storage free. There is a sense of relief knowing you are not going to lose anything else. She felt sure she could get her life back on track in seven months. The last thing to organize was a truck.&nbsp;The facility also offered a free truck as a new customer incentive and only needed 48 hours notice to schedule.&nbsp;This was going to work out great, a free truck to use for three hours.</p>
<p>With the storage unit secured with a ten dollar non-refundable pre-payment going towards her first months rent, she had taken the first step. Tomorrow she would go to the facility and sign the contract, pre-pay her six months, schedule the truck, buy her lock, boxes, bubble wrap and tape and go home and start packing. She was ready.&nbsp;&nbsp; </p>

So how do you attract the long term rental customers?  What can your storage property do differently in order to attain and keep long term renters? Usually storage renters plan on staying anywhere from 2 to 3 months, up to a year, depending upon what they actually need it for. Most storage companies out there will offer a move in special.  This is great because that appeals to everyone. The move in special will certainly attract storage seekers to your property that will want to rent with you, but after they get the initial move-in special is there anything that you can do to keep those long term renters? </p>
<p>How about a long term prepay rental special? Long term prepay rental specials attract those businesses out there who do not want to move their items to another storage facility. They usually want to stay where they are at. However, like any business there is a yearly budget that they need to entertain in order to appease the owners of that company. If your storage facility is not currently offering any type of long term rental specials, then you may find your customers shopping around. Again, a lot of facilities out there are offering a move in special and many do offer long term prepay rental specials. </p>
<p>However, not all facilities routinely ask their callers if they are planning on a long term rental stay. This needs to be discussed when the caller makes their first contact with you. They have their calculators in hand and are getting to the bottom of things to see which place will benefit them the most. Yes, security and cleanliness are musts when it comes to renting a storage unit. However, you still need to think about the overall picture and not just the face value of someone coming in for the first time to rent storage. Sure your property is clean and lovely and you have a great move in special that is equal to what everyone else is offering. Ask each of your callers whether they are storing for personal or for business and how long they plan on renting for. So what if the majority only plan on staying for a short period. If you are able to get those long term renters to give you that valuable information than you can offer them a valuable long term prepay <a href="http://www.selfstorageowner.com/documents/self_storage_customer.html" target="_blank">rental</a> special.  For one, that long term prepay rental special will most likely guarantee that their unit will not be on the market again for at least 6 months or even better, a year or longer. If the rental unit were empty, it could be empty for much more than just a month or two. You have to think ahead of the next storage facility and what will bring in the most profits. Sometimes in order to gain more you have to be willing to lose a little. But in the long run you will have gained much more than a long term renter. You can gain more business by word of mouth from the current customer or even more rentals from the current customer. And you took one more unit off of the market for a nice stretch of time.</p>

<p>Welcome to the <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart</a> call center blog. We offer an insider view of the self-storage industry.</p>
<div>Words are a big part of communication. However, I have learned in communication classes that I have taken in college that the meaning of the message is in the receiver not the sender. That means once the caller hears the information, they may or may not interpret the words the same way you do.</div>
<div>There are times when a customer calls for a unit and we only show that <a href="http://www.storageconcierge.com/ " target="_blank">facility</a> as having one space left. The unit may be available or they may have already sold the unit without updating our screen. In these cases, we do take the reservation on a conditional hold. The wording in the condition is where you have to get an understanding with the customer. The conditional hold with one or two units on our screen does not guarantee them that unit. If the unit is there when they arrive, then the unit is theirs.</div>
<div>If the unit is sold when they get there, the hold gets them in to the next available unit at a comparable price. Sometimes the customer gets confused and thinks that the hold guarantees them a unit. It’s important to get that clarification because the customer may be upset when they get to the facility thinking they have a unit. That’s why it’s important to make sure you are clear with your words so that there isn’t any misunderstanding.</div>

They know what they want, or think they know what they want and they want the cheapest. Sometimes, they don&#8217;t care about anything else but to get to the price. They want to get right down to business. Does that sound familiar? They don&#8217;t know what to ask, or they have a lot of questions. Some people are calm and easy going. Irate people are usually current tenants and are unhappy about something.</div>
<div>Smiling while on the phone can give you a cheerful, pleasant impression to the caller. Your smile can do so much for you and you might not realize it. It can slow down that rapid hard to sell on the mission type, or make a nervous one feel comfortable, or an easygoing person just feel at home. A smile can even diffuse the upset customer who would seem to be the most unlikely to make happy.</div>
<div>So you see, smiling can help a variety of people and, a word of warning; it can be contagious even though a caller may not see it.</div>

<p>Welcome to the PhoneSmart property management blog, the ins and outs of property management and commercial management.</p>
<div>This is just a blog to talk about how exceptional the working environment at PhoneSmart is. I have had previous employment at a telefundraising firm. It was very difficult to convince people to give money to an organization that they knew nothing about. It did become easier once you could grasp the donor’s concern. This is key in any phone service job. Whether it’s renting storage or trying to get donors to donate. You need to answer a clients concern in a manner that tells them they can trust your advice and hopefully make a sale.</div>
<div>People want to feel confident that the person on the other end of the phone understands them and will help answer any question that may arise. PhoneSmart is a place where most of the concerns are actually solved in a professional manner. If a person has a question about why they should rent from a facility we can help pinpoint the given concern and get them on the road toward renting a unit.</div>
<div>I think the pace in which we take our calls really does influence the rate of success. I know that when I slow down and articulate my words the sale is finalized more quickly. I’ve learned that convincing our clients with facts about storage and what amenities are available for them does result in reservations.</div>
