As a property manager you are going to have to be the expert when it comes to determining what people need. You will have people call into your self storage facility telling you they want one thing, but they will really be in need of something completely different. You have to be the one to be able to tell them straight with confidence that you have their best interest in mind. You have to earn the trust of the individual and in tern they will rent a storage unit from you.I spoke to a young woman on the phone last week. She was looking for a storage unit to hold various bins and furniture. She was adamant on a standard, non climate controlled unit. When I asked her specifically what was going into the unit, she explained there would be some electronics and their computer. I advised that she really did need a climate controlled space to protect those things. She still wanted a standard unit. However, once I pulled up the rates, I found we only had climate controlled units available. I explained that they were actually cheaper with the special being offered. I joked that it must have been meant to be. She decided in the end to go with the climate controlled space. Her things will be much safer and secure because of her smart decision.Even when a customer calls or comes by your facility and they are adamant about one thing, you have to stand your ground as a property manager. You are the storage expert and most people who are calling in looking for storage are not experts on storage as you are. There are many ways to store a car. To find out what would be the best option for you depends on a lot of different factors. If you are looking to store a nice car in the winter or in the summer where there are a lot of bad storms, then you will probably want to get an inside space so that it is protected from the elements. If you do not car about all of that, outside spaces are going to be a lot cheaper. As always, you have some choices to make. Depending on the area in which you live, you might be limited to a couple of options.
For most people when they are trying to find somewhere to park their car, they know that right now they are storing it in their driveway instead of some sort of covered offering. Naturally they would like their car covered in some way that’s why they are looking at getting a self storage unit. As stated earlier, depending on how they appreciate their car and the value of it, they need to decide between inside storage and outside storage. If the facility that is closest to you offers those options, they will give you the choice.
When you ask the self storage manager questions about inside car storage or outside car storage they will automatically gravitate to the inside storage units. They are more costly and thus making the store more money. In the same thought, inside car storage will protect your car against the weather conditions. Depending on your area, inside car storage can set you back some money monthly.
There are many reasons that people use car storage but one of the biggest ones is that they are using their garage as a storage unit. Thus there is not any more room for the car. It could be in the shopper’s best interests to put all of the belongings they have stored in their garage into storage. They can sometimes get a smaller space and cost them less money than storing their car. For the most part people would like to keep those things they are storing in the garage close to them and maybe able to do without their second or third car.
Car storage is very simple and all you need to do is ask the facility manager what is needed in order to store. They will tell you that you need to have insurance on the car and that it needs to be registered in your name. Other things the facility will tell you are that you can not do mechanical work on the car and the body of the car needs to be in good shape. The facility does not want their lot to look like a junk yard. Ask the facility manager many questions before storing your car there so there is no confusion on the rules and regulations of storing your car there.

A property manager needs to have certain intuition and judgmental powers. There are many things that happen in our day to day life about which we usually have an intuition. A manager often anticipates situations that may arise. An improvement in building can be well planned by a manager before the residents request him and he should keep common repair parts in a nearby storage unit . Similarly, snow removal or lawn mowing dates can also be planned in advance by the manager. If these maintenance and improvement tasks are done by the manager in advance, before being prompted by the residents, it gives them a reassured feeling that the manager thinks about their well being. The last thing you want is a potential customer moving on to the next website because they can’t figure yours out. Have a teenager look at the site and let them give you their comments. A lot of teens have done more than their fair share of web surfing and will have an opinion about your site. On the flip side, find a computer savvy retiree and ask them to do the same. It’s best to have a little slice of the web community. Robin turner PhoneSmart call center manager offers the following story about phone calls.

I was reviewing some calls that our reps had taken over the last couple of days and I came across one call that was different from the rest. The rep offered a special stating that he’d match the competitor’s price. The caller had an odd response. I guess he was just in a bad mood that day. The caller stated…“What do you mean? That’s the special?”
As the rep stated that that was the special that was currently being offered and he couldn’t beat that, the caller asked…“So I need to do all of the leg work? I need to call around and find the cheapest price? Why can’t you just give me the best deal you can? This is like that commercial I saw on TV where the customer goes to one store and needs to purchase a racket and it was priced at $7.95. The sign stated that they would match any competitor’s price. The man told the salesman that he had seen the exact same racket at another store for $4.95 and the salesman asked him why he didn’t buy it and the customer had told the salesman because they were sold out.”A bit frustrated, a bit sarcastic… The caller ended the call stating that he was going to shop around. Never the less, our rep handled the call just as he should, stating that the special was the best he could do and it was a PRETTY GOOD ONE at that.You’d think we wouldn’t have heard back from the caller, but about 20 minutes later the caller called back and said he decided to go with them as they had the best deal.
