Now of course we can only do so much to prepare for different things. In reality we just hope that we do not have to deal with certain things that could possibly come up. If they do, we have to take a deep breath and try to find a solution for the issue. For instance, people will call about billing issues, trouble with the gate, and so forth. This morning, I had a very common problem that had the chance to go either way in terms of it being trouble.</div>

She was a bit flustered because she was in a hurry to get to a wedding. The wedding gift she purchased was inside of her storage unit and she couldn’t get to it. She didn’t know what to do. She said she came to the office, but couldn’t find anyone to help her. She said was able to get the lock off the door but couldn’t slide the latch over. She ended up calling the number to my facility and I was there to answer it. It was a roll up door so I told her to step on the handle which pulled the door down further so she could slide the latch over. She was elated, grabbed the gift and away she went to enjoy the wedding.</div>

The door was stuck, and I might have had to go out there to calm the customer down or get someone to the facility in order to get the door over. That would have cost the company money. Luckily, I was quick on my feet in thinking and I was able to get the customer taken care of. I was very happy it wasn’t anything serious.</div>

I’ll never forget how frustrated they where to begin with and how the call ended.  They arrive to the storage facility and could get their gate code to work. They thought the store made a mistake. When a customer comes in and uses their gate code, as a property manager, we do not change it at all. We leave the codes alone so the custoemer can use it again. If we do need to change it, we will make sure we contact the customer. Unfortunately, many customers do for them.</div>

You have to earn the trust of the individual and in tern they will rent a storage unit from you.</div>
<div style="width: 1px;height: 1px">I spoke to a young woman on the phone last week.  She was looking for a storage unit to hold various bins and furniture.  She was adamant on a standard, non climate controlled unit.  When I asked her specifically what was going into the unit, she explained there would be some electronics and their computer.  I advised that she really did need a climate controlled space to protect those things.  She still wanted a standard unit.  However, once I pulled up the rates, I found we only had climate controlled units available.  I explained that they were actually cheaper with the special being offered.  I joked that it must have been meant to be.  She decided in the end to go with the climate controlled space.  Her things will be much safer and secure because of her smart decision.</div>

He is the person who represents the management consultant firm, which you have hired for taking care of and managing your property. He is the person who is called whenever any problem arises in your complex, whether it is a leaking pipe, or regular land mowing or default in electricity. He is the friendly help at hand, who has solutions to all your problems. He is the one who is to be called in case of any emergency conditions and need. Yes, these are some of the jobs of a property manager . His duties and responsibilities are unlimited and sometimes so vast that it becomes extremely difficult for him to manage the entire work. In order to assist him in his work more effectively, there are many kinds of help available for a manager these days. He can use the latest software that helps to keep an updated record of books and accounts with special features such as default reminders and outstanding reminders. The manager is usually well educated and knowledgeable and using this software is not a problem for him. Though many of us know the managers so well and closely yet we are not aware of all the qualities and abilities that made him the manager. </p>
<p>Are you aware about the qualities that it takes to be a manager? A property manager needs to have good educational background besides other qualifications that make him eligible for his post. Since his work involves long hours and numerous assignments where he is solely responsible for managing different properties, he should be highly responsible. Responsibility and patience are the key skills of a manager. He has to be intelligent, well versed with his duties and should be cool under pressure. There may be situations when he is in a fix. He needs to do several tasks at a time, and at this time he needs to be organized and set his priorities well. A <a class="wpGallery" title="property manager" href="http://www.selfstoragediscussionforum.com/furniture-storage/311-selling-storage-extras.html" target="_blank">property manager</a> requires keeping all papers updated. He should have the ability, flexibility, and integrity to keep all records of the complex in proper place. He should be well organized so that all required papers can be produced. Problem solving skills are also essential since he needs to solve problems quite often and among the residents also. He is responsible for maintaining harmony and peace in the region for which he has been appointed the manager.</p>
<p>A property manager needs to have certain intuition and judgmental powers. There are many things that happen in our day to day life about which we usually have an intuition. A manager often anticipates situations that may arise. An improvement in building can be well planned by a manager before the residents request him and he should keep common repair parts in a nearby storage unit . Similarly, snow removal or lawn mowing dates can also be planned in advance by the manager. If these maintenance and improvement tasks are done by the manager in advance, before being prompted by the residents, it gives them a reassured feeling that the manager thinks about their well being. This is very essential for the management firm, which is represented by the manager. A skillful manager needs to know the requirements of his customers much before and well in advance. The best manager makes customer understanding their first task once they are appointed as the manager of the place.</p>

<div>Is your website too complicated? As technology advances it seems many websites are getting more difficult instead of easier to use. It all goes back to design. No matter what your business is, you should have someone create your website with design in mind. Sometimes simple and to the point is better than cramming the site full of unnecessary items that make the viewer bug eyed. Colors and sound can set a mood for your product or service. Pictures or diagrams can lead the viewer through the site. It really shouldn’t take a computer “geek” to be able to surf the internet. Learn how to make your site better without too much fluff.</div>
<div>One of my favorite web sites right now is the <a href=" http://www.chipotle.com/ " target="_blank">Chipotle</a> website. It’s a basic design idea; most of the pages are white, with basic directions to lead the viewer. Of course there is some interaction that makes it interesting. You can place an order over the internet and it will go to you local Chipotle restaurant. When you go to the order page, it looks like the food line at the restaurant. As you roll over each item, a friendly ladies voice tells you what the item is. You then can click yes or no to create your order. Its fun and you know exactly what you are ordering. There are other cool items on the site, you should visit it.</div>
<div>Don’t be afraid to address your website needs and issues. The last thing you want is a potential customer moving on to the next website because they can’t figure yours out. Have a teenager look at the site and let them give you their comments. A lot of teens have done more than their fair share of web surfing and will have an opinion about your site. On the flip side, find a computer savvy retiree and ask them to do the same. It’s best to have a little slice of the web community. Don&#8217;t fall into the too many property management trends that will lead to no where.</div>

<p>Welcome to the <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart</a> property management blog, the ins and outs of property and commercial management.</p>
<div>I was reviewing some calls that our reps had taken over the last couple of days and I came across one call that was different from the rest. The rep offered a special stating that he&#8217;d match the competitor’s price. The caller had an odd response. I guess he was just in a bad mood that day. The caller stated&#8230;</div>
<p>&#8220;What do you mean? That&#8217;s the special?&#8221;</p>
<div>As the rep stated that that was the special that was currently being offered and he couldn’t beat that, the caller asked&#8230;</div>
<div>&#8220;So I need to do all of the leg work? I need to call around and find the cheapest price? Why can&#8217;t you just give me the best deal you can? This is like that commercial I saw on TV where the customer goes to one store and needs to purchase a racket and it was priced at $7.95. The sign stated that they would match any competitor’s price. The man told the salesman that he had seen the exact same racket at another store for $4.95 and the salesman asked him why he didn&#8217;t buy it and the customer had told the salesman because they were sold out.&#8221;</div>
<div>A bit frustrated, a bit sarcastic&#8230; The caller ended the call stating that he was going to shop around. Never the less, our rep handled the call just as he should, stating that the special was the best he could do and it was a PRETTY GOOD ONE at that.</div>
<div>You&#8217;d think we wouldn&#8217;t have heard back from the caller, but about 20 minutes later the caller called back and said he decided to go with them as they had the best deal. So, remember to stick to your guns and keep your head up, be confident in what you have to offer and you never know, even with those difficult callers, you could get the deal after all.</div>
