			<content:encoded><![CDATA[<p>The <a class="wpGallery" title="rental properties" href="http://www.propertymanagementblog.com/variety-is-the-spice-of-self-storage/" target="_blank">rental properties</a> market seems to be going through an all time low in the present time. As the prices of assets have risen high, the tenancy charges have also escalated steeply due to which many accommodations that are let out for hire are lying vacant. The owners of assets are also trying to take advantage of the situation by creating an artificial scarcity of accommodations and pricing the assets high. This kind of a low in the tenancy market has not been observed for years now, at least for the last twenty to twenty five years.</p>
<p>The rental properties in the suburban areas of cities and townships seem to be the worst affected. They are lying vacant for months. The condition in the city areas is better. The houses in the city areas are being hired by a lot of people at high monthly charges. The rates in fact seem to be the highest in a span of three years. They have gone up by thirty percent. As more and more people are opting for accommodation in urban areas, the owners have hiked up the hire charges drastically for their accommodations that are located in the urban areas. The demand for accommodations on hire is much higher than the supply of accommodations owing to which the prices have been raised up steeply.</p>
<p>The demand and supply ratio for <a class="wpGallery" title="rental properties" href="http://www.selfstoragesocialnetwork.com/StorageHelper/blog/1072/" target="_blank">rental properties</a> in the urban areas is reverse from that for rented accommodations in the suburban and rural areas. The supply increases the demand in the suburban and rural areas and in the urban areas the demand is greater than the supply. The demand for good accommodations on hire is the greatest in well connected and posh areas of a city and it is very rare to get an accommodation of choice at a reasonable price in posh areas. The tenancy population of some areas has put a petition to the housing boards and housing authorities to build more accommodations as it has been understood that the problem of hired accommodations can only be solved when more of them are available.</p>
<p>Availability of more rental properties in the urban areas will bring down the hire charges of these accommodations individually. At present in these areas, the owners of accommodations are not following any rules set by the legal authorities with respect to the hire charges. They are setting their own rates which are being two or three times the normal rates. The rates have been steeply hiked in the past one year. The situation is really bad. The owners have increased the hiring charges so much that a lot of tenants are finding it hard to pay the new chargers. The inconsiderate behavior of the owners towards their tenants is forcing them to leave their rented accommodations and move out onto the streets and put their items into self storage units.</p>
<p>Many tenants feel that the governmental bodies are not doing much to control the menace of the owners. They feel that the government should involve themselves more actively in the issue and should stop the owners of rental properties from hiking up the hiring charges further. They should intervene and penalize the owners who are meting out unfair treatment to their tenants and forcing them onto the streets. The tenants suggest to their governments that there should not be a hike of more than ten percent in the hire charges per annum on the rented accommodations. They also feel that biddings on hire charges by tenants should be banned.</p>

In todays modern world, this relationship is purely professional. Tenants exchange a monthly fee for a clean and well maintained place to live. The owner of the dwelling assumes ultimate liability for insurance and major repairs, while the tenant assumes responsibility of basic upkeep of the place. Above and beyond that, there is not usually a close relationship between the two parties. There was a time, however, when this arrangement was a matter of survival in a harsh and anarchistic environment, quite literally life and death in many cases.</p>
<p>The historical origins of the word <a href="http://www.propertymanagementblog.com/detail.asp?ID=428" target="_blank">landlord</a> date back to Medieval Europe, between the years 800 and 1200 AD. At that time, there was no longer an effective supreme governing body, as the Roman Empire had lost much of its power. The small farming villages that dotted the countryside found themselves repeatedly playing an unwilling host to destruction and pillaging by thieves and even Vikings who would encroach upon the tiny farming communities and steal their food and supplies, burn down their homes, rape the women and waste the men. People had no way to protect themselves from the brutalities of these traveling marauders, and families were in fear for their lives with no one to turn to.</p>
<p>Seeing an opportunity, a handful of brave and wealthy knights stepped in to assist the farmers in securing peace, as well as to ensure their own personal financial gain. They became known as the landlord of their land and they were seen as protectors, and for the most part they were very much esteemed. They bought up large amounts of farmland and offered it up to the small, poor farmers, so that they might build a home there and grow their crops.</p>
<p>The people who lived and farmed on the land, called Serfs, were protected from harm by the strong and physically powerful land owner and his army of men, who patrolled the areas, kept the peace and discouraged thievery. The Serfs, in return, paid rent in the form of a hefty portion of their yearly crops, which went into <a href="http://www.selfstorageowner.com/documents/food_storage.html" target="_blank">food storage</a> bins. This was a win/win situation, because the serfs had a safe place to raise a family, and the landlord had his pockets growing deeper from all of the food that he could then turn around and sell for a profit. And when one considers how important it is to feel secure and safe in our homes, the value here cannot be understated. Most of us would agree that it is not easy, but we do our very best with whatever means we have available. Giving our children the world does not necessarily mean buying a home that they spend their entire childhood living in.</p>
<p>People who do not own their own home, whether it is because of lack of acceptable credit or for some other reason, often look to rental properties as a solution to their immediate housing needs. Renting has its benefits, however, and some people actually prefer renting to owning for the ease and flexibility of it. There is quite a bit less financial obligation in regards to renting, as the person living in the home is not responsible for paying the entire mortgage, but merely paying for the amount of time they spend living in the home. Some would argue that renting is akin to simply throwing your money away, but many people are more than willing to simply pay for a years worth of living space, because it is just so easy to pack up, rent a self storage unit and go somewhere else when the mood strikes them.</p>

Well, the tenant should know that she should definitely abide by the rules set by the owner, but only as long as they are fair enough. A tenant need not stretch herself much to oblige to each and every command of the owner if she is not comfortable by doing so. There are certain issues related to rentals that are addressed out here. </p>
<p>Many times the owners compel the tenants to sign some documents which may be related to the facilities that they offer. The owner might be sending a notice regarding the amount of electricity or water a tenant has used in a particular month. He might be also notifying the tenant about revised rates of monthly payments and about any new rules that he might want to implement currently. </p>
<p>It should be borne in mind that the tenant of the rentals has the right to refuse signing any document if he wishes to. According to the present rules governing the owner and tenant rights, any modifications introduced by the owner should come with a minimum of a one month period of notice. Abrupt notices should not be given and if given, the tenant has the full right to not refuse consenting to the clauses laid out in the notice. </p>
<p>It is rather a convention that notices are meant to be implemented as soon as they are sent to the recipient. It is not mandatory that the recipient sign the notices in order to make them functional. The owner on the other hand has the liberty to send the tenant as many notices he wants to, in as many ways he wants to, at any point of time. He can e-mail a notice, send it by post, deliver it personally to the tenant at the rentals or send it to the tenant in any other way; simultaneously. </p>
<p>For leased accommodations, any modifications can be made effective only after the termination of the lease period. If implementing the changes is mandatory, it should be done with the consent of the tenant. In any case, the tenant should not be compelled to sign any document against her will. However, if a leased agreement gets converted to a monthly tenancy plan, the notice period should be of thirty days. </p>
<p>There are certain norms to be followed by both the owner and the tenant of the rentals regarding the usage of utility facilities. These norms might differ from state to state. In some states, the house owners need to provide accommodations with utility features like the gas stove and electricity. But the tenant is required to pay the bills for these personally. The owner can opt to pay the bill on behalf of the tenant and ask the tenant to pay him a predetermined amount every month for the provided facilities. The clauses regarding the payment of the bills should be clearly stated in the contract signed between the owner and the tenant and should be strictly followed. </p>
<p>If the owner of the rentals agrees to pay the bills for the tenant and there is no mention of the maximum limit of usage, the owner cannot charge the tenant extra money for heavily using any of the resources. For limited usage of the resources by the tenant the owner should specifically mention the relevant clause in the tenancy contract and charge the tenant more if he uses the resources beyond the mentioned limit. </p>

Many people have no idea where their lives will take them thirty years down the road and so have no desire to plan that far ahead and lock themselves into a mortgage payment. 			<content:encoded><![CDATA[<p>Homeschooling is hard work and life circumstances often put a parents decision to homeschool to the test. First of all, Mom was not always Mom. She once was a single girl who probably had an idea of what she wanted to be when she grew up. Now, whether it was an astronaut or to be a mother homeschooling her brood, it makes the actual task no easier. </p>
<p>When the time comes to be a full time mom, she has to decide whether or not she will go back to work. By the time homeschooling has come around, she is probably use to a routine with her home duties. She has probably been planning the transition into homeschool for some time and has developed lessons and dates with other homeschooling moms and even play groups with their children. </p>
<p>However, some families choose to homeschool and perhaps Mom and Dad have both had a career up until that point. Whether it is for religious reasons, poor public school performance, or expensive private school tuition, going from a Careerperson to Homeschool Teacher is a big jump. </p>
<p>There will be a strain on the Homeschool Teacher, be it Mom or Dad, because they will miss the business world and the interaction with coworkers. However, teaching your children is a busy and full time job, so a motivated homeschool teacher will rise to the challenge and push himself or herself. </p>
<p>Another strain will be financially. Even the most well-thought-out plan will have a few unexpected  costs. Perhaps you did not realize how much Billy would love playing the keyboard so now he wants a piano. Even smaller things like the cost of a book, a trip to the Science Center, etc will begin to add up. After all, your tax dollars for public school will still be deducted, regardless of where your children are being educated.</p>
<p>If your household use to be a two-income family, and is now a one-income family, there are some sacrifices you will have to be prepared to make. Perhaps it means eating out a few less times per month. You could overcome some food cost by planting a small garden, and what a learning experience for the children!</p>
<p>Sometimes, families who homeschool their children have to find more creative measures to make ends meet. For example, a family with a walk out basement might decide to close access to the upper level and renovate the area, making it a small apartment. This could become a nice place for someone to live who is looking for rental homes . Of course, one should always be choosey when inviting a tenant into their home.</p>
<p>Another option is to become a tenant and look for rental homes in your area. While a family with children will most likely not comfortably fit into an apartment on the third floor of a complex, rental homes are a great answer to get around paying a mortgage and still have your own space.</p>
<p>There are other savings to looking for rental homes as well. The maintenance of owning a house can be tedious, let alone cost a small fortune for major repairs. Rental homes would require the property owner to maintain the structure and upkeep. And if you are very handy, perhaps the owner would credit your rent for any work you do. If your kids are old enough, they could even learn some handiwork and help out.</p>
<p>The trick to balancing homeschooling and finances is to be creative and turn everything into a learning experience for your children. </p>

For this reason, most people do not like to change their address very often. </p>
<p>People who do not own their own home are usually faced with the challenge of seeking out houses for rent . This is a great option for young families, or people whose income or credit is not in tip top shape and so purchasing a house is not possible. It seems to be a good deal all around. The person who owns the property is responsible for making big repairs such as furnace and air conditioning issues or a leaky roof, and the tenant is responsible for paying on time and providing minor maintenance, such as cleaning the sprouting plants out of the rain gutter and doing the yard work. </p>

			<content:encoded><![CDATA[<p>Hey! That is great news! You are finally moving out of your Mom and Dads house and going out into the world to live on your own. They must be very proud of you. No doubt they are also excited because now they can convert your old room into a home theater, complete with drop down movie screen and popcorn maker! I heard your Dad on the phone this morning ordering the recliners. Oh, they forgot to tell you about that? Well, they probably did not want to disturb you. They knew that you have been busy contacting residential management and looking for a new place to live. </p>
<p>So, are you looking to sign a 6 month or a 12 month lease? Oh, right, your Dad said 12 months was better for you because that way you can really get a feel for life on your own. Well, that does make sense. The next time you talk to the residential management of a complex or location that you are interested in, they can tell you what the lease terms are. </p>
<p>Hold on now. Did you just say that you were going to get a huge pit bull to train as a guard dog? Before you go and fall in love with a sweet, big pawed pit bull puppy, you might want to talk to the residential management of your new place. While it is true that pit bulls can be very loyal and loving, and at 160 pounds, they can also be great guard dogs, many places have strict limitations as to what kinds of pets that you can keep. They may have a size and weight limit on dogs. But try not to be too upset about it. Those little yippy dogs are good for letting you know when someone is anywhere near the door. They may not scare away an intruder, but they sure will make a lot of noise.  </p>
<p>So, have you decided on a decor yet? It is always very exciting to move into a new place and really add your personality to it. What? Did you just say that you are going to paint a mural of the Costa Rican rain forest on your living room wall? Hmm. While a rain forest theme does sound, er, lovely, you might want to give you residential management a call before you rush off to the art supply store for paint. Even though Mom and Dad relented when you wanted to paint your room yellow with pink polka dots, most places frown upon painting the walls anything but a neutral color, like beige, white or perhaps even taupe or light green. You could always paint cardboard cut outs of trees and monkeys and scatter them throughout your house, though. That might be cool. </p>
<p>Why so festive? The decorations are for your huge housewarming party? That sounds fun. Your boyfriends punk rock band is going to play out on your patio? Wow. That is going to be pretty loud. Many places have a noise limit. Yes, a noise limit. That means that after a certain time of night, say 10 PM, you can not make excessive noise. Talk to your residential management before you move and find out what their rules are. </p>
<p>Oh, now, try not to get too bummed out about all of these seeming limitations. It really is fun to live on your own, but there is a lot of responsibility involved. Hey, wait. What is wrong? Mom and Dad have less restrictions than residential management do? Where are you going? Back home to tell them that you are not going to move after all? Geez, good luck with that. I hope you can get comfortable sleeping in a leather recliner every night. They were delivered today, along with the movie screen and popcorn machine. </p>
