Property Management Responsibilities
-
A Mid Missouri self storage business was just recently threaten by a tornado. The twister touched ground only a few miles from the self storage business. Though many employees, including property management, remained calm during the whole ordeal, others were a bit nervous, especially the self storage employees who have never experienced a tornado. The key to remaining cool is knowing what to do during a tornado warning. The ones who remained calm may have experienced a tornado, or just know what to do when there is a threat. Knowledge saves lives. This is why it is extremely important for property management to be on the ball.
The presence of bad weather should cause property management to stand guard, especially if they live in tornado alley. Always keep an eye on the weather channel or your local weather news. Know what to expect in the coming week. In tornado ally the weather can change from a beautiful calm day to a stormy nightmare within 10 minutes. So always keep up with the weather forecast. During stormy weather, listen to weather new on a portable radio with batteries. The radio will still work during power outages. The internet is a great resource for tracking weather conditions with real live updates. If property management is required to be indoors, make sure the working environment is quite enough to hear the city’s warning sirens.
When the alarms go off, that means a tornado is close by and property management needs to get everyone into a safe place. Underground is the best option, but is not always an option. Many property management residents who live in tornado alley have specially designed tornado shelters. If you have one of those, it goes without saying use it. If not, there are other places around the home or office to increase your safety. Small interiors, like a storage closet and bathroom on the first floor, are a great place to duck and cover. They are usually anchored to the ground with support from pipes and plumbing, and the only thing left standing after a tornado. However, in an office, not every one can fit in a storage closet or bathroom. Stay clearly away from glass windows and glass enclosed spaces. The best area is in the middle of the room away from potential projectiles and storage shelving.
Property management needs to keep track of who is on the self storage property. If a self storage customer is on the property, you need to warn and get the customer to safety.
Property management should have a tornado disaster supply kit ready available that should be kept in the sheltered area. A disaster supply kit should contain:
- A first aid kit
- A battery powered radio with extra batteries
- A flashlight with extra batteries
- Food storage with canned and non perishable foods with a can opener
- Plenty of bottle water
- Sturdy shoes and work gloves
Property management has the responsibility of being prepared before the tornado occurs. Preparations can save many lives including the property management.
