When a prospective self storage inquiry is not ready to commit into renting a self storage unit, they go about making calls to inquire rates, security, and so on. It is crucial that they be invited to come into the self storage facility to see how that particular self storage facility stands out from the rest of the rentals. How else will the caller feel it easier to make a decision when the person on the other end of the telephone conversation sounds so confident in the self storage facility they are representing that they are asking or telling the prospect self storage renter to come on in and see for themselves? Offering the site tour is very powerful. It does not make the prospective renter in the position to make a decision about any of the rentals. It may seem to the prospective renter that they are committing by giving a specific date and time. If that is the case the representative can give the hours of operation that self storage facility has someone in the office that can show them the grounds. Then the representative can tell the prospective renter they are more than welcome to come in and take a look at their own convenience, during those hours of operation. In order to get that site tour and more rentals, it is crucial to get the prospective renters name and phone number. Sometimes the caller will not wish to give any information out, and that is understandable. However, the majority of the time the caller will not hesitate to give that information out. They can be told it is so that the self storage facility will have a heads up as to them coming by to take a look around at possible rentals. Or it could be told to them it is just for note reference to oneself in case that prospective renter does indeed call back to reserve the unit, being that space is limited. The greater the chance it will be that the caller who makes that site tour appointment will indeed end up reserving a storage unit sooner rather than later. By making that site your appointment, if the prospect does not make it in when they said they would be able to come in to look at the facility, by having their telephone number, a brief telephone call can be made to them asking if they were still in need of a self storage facility. Their site tour appointment can easily be rescheduled to gain rentals. Rescheduling that site tour if need be is very important for the caller and the facility. Future rentals for self storage depend on getting the caller to the site. The more rentals a self storage facility has, the more money they will have also.

What does an old typewriter, a file cabinet, a Spiderman lunchbox, an empty fish tank, and wooden golf clubs have in common? They are personal storage items collecting dust in my grandparent in law’s garage. For many years these items have gone untouched by human hands in hopes that one day they will be appreciated like they were back in the day. I gave myself a mission on that day. That mission was to find storage solutions for my grandparent in laws.
I spend a good part of my Christmas vacation creating storage solutions for my grandparent in laws. Entering their garage is like traveling though time, but only in one direction, the past. I wouldn’t call everything in the garage useless; rather they belong in a museum or on the wall of a famous chain restaurant. The last time I seen wooden golf clubs was on the wall of TGI Fridays hung as decorations. In the garage they represent the old couples active past, which may be why they cant part with them.
I had a difficult time prying open the filing cabinet, but once I got it open I was taken back to November 22, 1963. A yellowed newspaper laid on top of the drawer with a headline about the Kennedy assassination. They were more newspaper articles and memorabilia about my grandfather in law’s achievements as principal of an elementary school. They too were yellowed and fragile from the harsh temperature changes in the garage. A few storage solutions came to mind, but the best would be a climate controlled storage unit. Obviously, the memories that these storage items generate are very important to the old couple; therefore, there are better storage solutions then a musty garage for such mementos.
I know why they keep the fish tank, but it may not be the only reason. My wife repeatedly says she wants it but it is a long way to haul a glass fish tank to Missouri from California. So it sits there on a shelf holding more dust than water. It’s been a long time since that tank housed lively fish. Probably as long as the golf clubs were last used. I’m not sure that the fish tank will hold water, but they keep it anyway. If it was up to me I would just throw it away in the garbage, but there are other storage solutions. As long as they are going to rent a self storage unit for the file cabinet and golf clubs, they might as well put the fish tank in there too until we are ready to take it home.
I wish that typewriter could talk or had memory storage; I’m sure it could tell lots of stories. This typewriter is not even one of those electric ones; it’s all manual. It represents a how far technology has changed in the last century; yet, it sits on top of a shelf in a musty garage. Storage solutions for this item vary, but I would not stick it in a storage unit. This typewriter is a rare find and belongs in the Museum of National History.
When I explore that garage I am reminded of how we are so quick we are to change today. Modern technology changes so fast and in this day of age, if you don’t keep up you are left behind. Sometimes I regret tossing electronics and other modern equipment into the garbage because I learn the personal value of them later. It is important to create other storage solutions to preserve the past.

In Munster Germany, a black swan named Petra had fallen in love with a gigantic swan shaped pedal boat. Apparently, this black swan has been following this swan shaped pedal boat around a lake for over a year. When the pedal boat was removed from the lake for winter yacht storage, the heart broken black swan showed signs of distress. Park official’s tried to comfort Petra in other ways, but she would not separate from her plastic boyfriend. So this year park and zoo official have winterized the pedal boat and giving the couple use of a nearby zoo pond with a winter storage shelter.
Last summer a yacht storage property manager was cleaning out a yacht storage unit of a customer who hadn’t paid his bills in months. While cleaning out the yacht storage, the property manager found explosives belonging to the dead beat customer and reported it to the police. What do lockers say about our society? Do they not say we live in a trustless world full of criminals looking to lift our stuff? Look around you; there are lockers everywhere. We have lockers at airports, gyms, schools, work, amusement parks, and even at home. Everywhere we go, we are unsecured with our stuff. Have times gotten so bad that we can’t trust our co-workers anymore. Or maybe you are trying to hide something yourself. And if you are thinking that lockers are just part of the lower class society, you’re wrong. Exclusive golf country clubs have lockers too. Even the rich don’t trust each other.
However you feel about lockers, they are a useful tool; especially when traveling. Here at the Phone Smart call center, we get a lot of inquiries about locker close to airports. Many of these customers are day business travelers who get done with work early and want to explore the city. However, they do not want to lug the laptop computer everywhere they go. A storage locker relieves the business traveler from the burden. They can stow their briefcase for just a day or for a few hours. A storage locker also is good for a change of clothes. Once finished with work for the day and they have a few hour to kill before their flight, a businessman can put on something more comfortable for treading the streets.
Fitness centers have lockers because we as a society are afraid that someone is going to steal our sweaty gym shorts. Fitness freaks usually show up to the gym in their street ware with their workout clothes in a gym bag. Then they go into the locker room to change. But our insecurities get the best of us, probably for good reason, and we lock up the clothes that we were just wearing. We are afraid of another gym member, someone who paid good money to join the gym, is going to steal our pants. Okay, maybe you keep more valuable things like wallets and jewelry in gym lockers. But if you are afraid of people stealing from you at the gym, then you should be afraid of changing your clothes in front of these folks too.
It’s sad that we have to lock up our school supplies in lockers, but this area probably makes the most sense. Let’s face it; kids can’t be trusted. Kids are always up to mischief so it is important that you lock up anything that you can from them. If kids could, they will steal your pens and pencils just for the fun of it. If you leave a pair of dirty shoes unlocked, they will belong to the school bully within 10 minutes. So school lockers are a must.
Most companies promote co-worker trust. Big corporations invest a lot of money on training programs to teach their employees on how to trust one another. So, why do they have lockers in the break room? Are they worried that Sally from accounting is going to steal a peanut butter and jelly sandwich from Ernie’s locker?
Yes, maybe I sound a bit naïve when it comes to lockers. It’s a dream of mine that we could live in a trustful world. But I’m just like everyone else. I wouldn’t leave my toothbrush unlocked at the country club. I would lock it up with the rest of my processions because you really don’t know anybody.

Oh, no. The neighbors have brought home their boat again.
Boats appear artistic on a watery landscape, bobbing up and down over gentle waves under a clear blue sky. But on land they are an eyesore, like a punk rock band at an opera, for you and your neighbors. They promise relaxation and excitement for six months of the year; the other six months they are a nuisance to your space and your neighbors’ view. Boats belong in self storage.
It’s just that some neighbors fail to see the joy that boats bring to families, especially if they go uninvited on summer excursions and it is blocking a view of their outside Christmas light decorations that they proudly fabricated the day after Thanksgiving.
Dry dock boats are pests for the owner too. If their in your driveway, they take the space away from your precious cars. This is not inconvenient just to you, the boat owner, but to your neighbors as well. If permitted by town ordinances, you must park your car in the street where it is vulnerable to thieves and vandalism. It also becomes a traffic hazard. In Newburyport complaining neighbors are not only worried about boats stored next to their homes being an eyesore, safety is also an issue. The potential for a boat parked close to a neighbor’s house to fall over onto their house is a concern also.
In coastal areas, where property space is limited, it is best to use a self storage center. Not only will you free up your valuable space, you will also provide a better living environment for your neighborhood. Tron Jordheim, Director of Operations for the PhoneSmart call center, offers insight on dealing with unhappy callers and how our call center can help self-storage facility managers, and property managers alleviate some stress for their customers and their staff.I can not count how many times a day I speak with the same person over and over again trying to get in contact with a manager at a particular facility. Do the managers ever get a break? It seems like they never pick up the main line and I get so many complaints from customers who have tried time and time again to reach a manager. I start to get a soft spot for the existing customers whom are getting the run around and never being able to speak with the manager regarding their situation. As for the potential customers, it can pose a sense of irresponsibility, not only on the manager’s end but on PhoneSmart’s end as well because we represent that location.I took a call earlier in the week from a guy who obviously was irritated with the manager and the voicemail system. He advised me that he had been trying to get in contact with the manager for about a week to no avail and he had left numerous messages with no response. I acknowledged the customers concerns and advised him that he had reached the reservation center and unfortunately I could not handle his situation regarding his account. The customer was very upset and before he got off the phone he asked me, “Well what are you there for, you don’t know anything?” I smiled at that comment and I started thinking, we are here for potential customers, however, we get the short end of the stick when it comes to existing customers and their accounts. I’m here to serve customers looking for storage and to take a beating from existing customers who feel we are unprofessional. Welcome to the Phone Smart Self-storage blog. This is a diary of property management from an insider point of view.
Every job that I work I strive to go the extra mile. I guess I have been groomed to do that since birth. My mom has always taught me to do all that I can to get the job done and do it to the best of my ability. I have had a few customer service related jobs. The first job I had is working as a busboy at a restaurant inside a casino in Kansas City. I consider this customer service because I was directly working with the customers. I was in charge of making sure the table was crowded and they were comfortable while they ate. Well I went the extra mile for them. I would make sure that their plates were out of the way. When the server was busy I also made sure that they had plenty to drink so that they wouldn’t have to ask for much. This not only helped the customer but it helped my server out as well.My job in the call center is no different. I want to try to go the extra mile so that we can help our customers and make the transition from moving to storage as easy as possible. For example, a customer called me to get a reservation for storage the next day. I went through the reservation and my computer had an error. At that point, all that I had remembered was her name and address. We went through the cc reservation but I didn’t write her phone number down. I went to my supervisor and asked for her help. She advised me to look them up on MSN white pages. I finally found her number and called her back to help her reserve the unit again. She understood when I told her that the computer had a glitch. I went the extra mile because I didn’t want her to show up to the store and find out she didn’t have a unit reserved.
