Training a sales force is a lot like training a dog.  When you want to promote a certain kind of behavior, you incentivize it.  When you want to discourage a kind of behavior, you punish those who perpetrate it.  Of course, like most things, training a sales force is easier said than done.  If you find that your workers are not delivering the results that you are looking for, then you are going to want to read through this article with a great amount of care.  With any luck, it is going to teach you how to motivate your workers for success.

The first thing that you are going to have to do, here, is make the stakes known.  If you truly expect your workers to work their hardest, then you are going to have to be entirely up front when it comes to a variety of things.  Your payment structure is going to have to be set in stone, and you are going to have to make all of that information known from the very get go.  While you may not want your workers to become too obsessed with money, that is going to happen if you do not give them all of the information that they need about their payment structure.  If your workers are working for a commission, then you are going to have to make doubly certain that they understand the terms of their commissions, how they get them, and the like.  The essential moral of the story, here, is that you have to be proactive and forthcoming when it comes to issues of money.

Moving on, here, you are going to want to develop some kind of protocol for exemplifying good work.  Maybe you can hang an employee of the month photo in your break room?  Maybe you can have a spotlight section in your weekly newsletter?  Maybe you can simply pull that person aside and treat them to a nice lunch at a restaurant.  Whatever you decide, you should have some way of congratulating your best workers for their hard work.  Having worked for a company that adopted this kind of system for the most part, I can tell you personally that it works out rather well at the end of the day.

Lastly, reader, you are going to want to avoid favoritism at ALL COSTS.  We have all worked for a boss who does not treat us well.  It is simply part of life.  Make absolutely certain that you do not become that boss.  If you are going to thank your good workers, do not do so by punishing the other workers.  And if you have a personal problem with one of your workers, try you best to approach the situation professionally.  And once again, be sure that you are not mixing up professionalism and rudeness.  Many people seem to think that it is professional to be rude, but that is simply not the case.

At the end of the day, reader, you are going to be able to motivate your workers very well if you follow the advice that is laid out in this article.  Some of it may seem simple, but it is typically the simple things that we forget as we advance in our careers.  Being a good boss takes a lot of work, no doubt, but you are going to find that it is not so bad once you give it a genuine shot.

There are a number of select property management organizations to choose from when you are planning to rent your property or are looking for a management company to look after your property. However, the question is how you should go about the process and what factors should you take into consideration.

    Search The Net

The best place to start your search for a management property company is the net. Here you can find thousands of listings. If you have a friend or a family member who has employed the services of a management property firm, you can always enquire about that firm from them. Check out how their experience has been with that firm.

    Make A List

Make a list of select management property firms that specialize in your area. For example, if you are looking for a property manager who can manage your condominiums, then you should consider a firm that specializes in this area. Specialization ensures that they know your niche and are thus able to give you maximum return on the value of your property.

    Qualifications

One of the most important things that you should look for in a management property company is their qualifications. Does the company have the requisite license or certification? Also find out if the company is a member of the Association of Rental Letting Agents or some other relevant association.

    Experience

Experience is another factor that you should consider when comparing various select property management organizations. Check out some of the work that they have handled to get an idea about the quality of their work. Maybe you can talk to some of their clients to find out how their experience has been with that particular company.

However, if you come across a management property company that has proper license and has a very talented staff, you should not overlook it just because it does not have sufficient experience.

    Cost

Cost is another factor that you would have to consider when deciding about which management property firm to go with. It is not always good to go for a select management property company that charges the lowest fee. Remember that you are looking for quality service. Furthermore, you want your property manager to be motivated enough to take good care of your property. So it is always good to negotiate a mutually rewarding deal.

Most property managing firms charge a monthly fee to look after your property. The fees can range from 5percent to 10percent of your gross rental income for providing basic services. If you go for full management services, then they might charge you 15percent or more. It is a good idea to go for a company that is offering you more for less.

    Communication

Besides the cost, you should also consider the communication factor when looking at select management property firms. A company that can provide a timely response to all your queries and requests is the one that you should go for. Furthermore, the company that you select should understand you and your needs. The company should be willing to adjust as per your requirements.

    Advertising

If you are seeking full range of management functions from the management property company, you should find out about their advertising and marketing techniques. You want your property advertised effectively, so you should go for a company that uses all the resources available to them.

Once you have zeroed down on the select management property firm that you would like to hire, you need to ensure that you have read the contract thoroughly. This helps avoid misunderstandings later on. If you have any question or are not clear about a certain clause, do not hesitate to seek clarifications. This helps build a mutually beneficial relationship between you and your property manger.
