    Welcome to the property management blog, where we look at issues impacting the world of property management. Today I want to look at how we develop sales cultures in our companies.

    Here are some of the basic signs that you have a sales culture.

    If your people…

    talk about sales and sales terminology

    create selling rituals

    share tales of great sales

    encourage those who ask for the sale

    track sales efforts and results

    celebrate the small successes

    duplicate the winning strategies

    Look at the habits of your people and if you are not seeing these things, you need to get back to the drawing board.

    Think about it.

  • Going Green

    Welcome to the property managment blog, where we look for interesting issues in the apartment, commercial and retail property world.

    I was watching an interesting program on cable TV the other day where the subject was a “green building” in Atlanta. It was fascinating to see how many small design changes created huge savings in energy. Most of the design changes were not radical at all. Most were simply tweaks of what is done already. The result of green structures in a place like Atlanta could be very beneficial. The Atlanta Metro area is such a hot spot for real estate development, that the increase in temperature caused by all the glass, stone, steel and concrete causes thunderstorms to the east and south of the city. Wow.

    I was just looking through Busness 2.0 and saw an article on how much money people might make replacing oil as our main energy source. Can you imagine how much energy you could produce if you had all your buildings coated in and roofed with material that made electricity from the sun? This is present day technology. Another year or two and the price will come down as production and design of these materials become more efficient. You owe it to yourself to do some research ont he tpoic and start plugging these technologies into future projects. The payback is long-term in most cases. But the payback will shorten as the technology becomes more available.

    Welcome to the property management blog,where we try to give you some insight into residential and commercial property management based on PhoneSmart’s unique position.

    I am attending the Multi Family Brainstorming session in Orlando this week. I went to the opening reception and met a few fun people. One of the things they do to break the ice is to have a costume party on the first day. They set out a table for people to pick costume stuff up and invent a costume. it is a great way to make a fool of yourself and share a few chuckles with your fellow seminar attendees. It also helps create an atmosphere of fun where people are not afraid to bring up interesting and hairbrain marketing ideas. Most good ideas didn’t start as good ideas, even if the person who first thought the idea, thought the idea was a good one. Do you know what I mean? Everyone loves to say, “It won’t work.” “That’s silly.” and other un-encouraging things when you have an idea. This tends to make people not want to have ideas, or at least not want to talk about them or try to implement them.

    We all know the only way to have innovation is to keep thinking up things to try and then trying them. But most of us are not surrounded by supportive people, nor are we often supportive to others. Well knock it off! Start surrounding yourself with people who will support your ideas and help you develop the ones that turn out to have merit. And start being a supportive person to the people in your circle who have ideas, whether you like the ideas or not. I thought Jiffy Lube was a stupid idea. Wow. Was I wrong about that one.

  • What does it take to use a call center?

    What does it take to get set up with PhoneSmart Call Center Services?

    1. Buy-in up and down the line. If everyone in the organization is committed to using PhoneSmart to turn missed rental opportunities into signed leases, you will be successful.
    2. Property information. We will provide you with questionnaires and forms to fill out, so we can build the screens that our reps use to sell your property. The better the information, the better we can sell your property to your potential renters.
    3. Access to your staff. We need to be able to contact your staff people, particularly the site staff and their immediate supervisors in order to learn as much as we can about your property and in order to teach your people best practices for using our service. We normally have one or two people on our staff coordinating the set-up for you. We try to make it run as smoothly as possible.
    4. A solid follow-up system. We can set appointments, take reservations, start applications and create leads, but it is up to your staff to finalize the leases.
